This small tract of land has the best of both worlds. It has an older house that the seller has fixed up somewhat with a few repairs remaining and then also has a little piece of Colorado River frontage and is 35 minutes from downtown Austin, TX. The area really holds it value well and has mostly all larger neighbors around it. You are very close to Austin Bergstrom International Airport and also to the F1 Racetrack and also to the Hyatt Lost Pines Resort where you could have your guests stay overnight or kayak down the river or ride horses or play a round of golf or visit the Lazy River or hike on numerous trails around the area. All the minerals convey and there is a brand new survey paid for by the seller. Great soils for growing trees and doing gardens and the soils hold water. The house was built in 1981 and could be rented out for approx. $1000-$1500 a month. Please come see this one quick. Seller is motivated to sell by the end of the year.

31 acres in Bastrop County, Texas

This is a great small acreage tract in very close in proximity to the Austin MSA and Toll 130 and ABIA in a very high quality area with nice houses all around you. It would make a great rural commuter homestead for someone to build a nice custom home on. This is a very good area of the county with a lot of new growth and new developments popping up everywhere around it. It overlooks the Hyatt Lost Pines Hotel area and the Colorado River Basin with great views and a good topography for building your dream country home. In the works is a small regional commuter airport and a new bridge that will cross the river and open up to new growth everywhere. It is very close to the new Cedar Creek High School on Hwy. 71 and Pope Bend Rd. It is assuring to know that the Hyatt Resort and Golf Center will be your 1000 acre neighbor for a buffer. There is an 8 inch water line with Aqua WSC available so you don’t have to do a well, and all city utilities at the site. You will have to do a septic. It is in Ag. Valuation with a cattle lease on it now which means low taxes($150 a year). The trees are large and the place has some good variation between wooded and open fields. It has paved road frontage on three sides and is only 15 minutes to Austin and 10 minutes to Bastrop. Minerals are not included in sale but are negotiable separately. Seller will still grant surface control to new buyer. Bastrop County has been getting promises of new growth for the last 3-5 years with talks of XS Steiner Ranch closeby and with this tract’s vicinity to all of this, this is one you will not want to pass up. It has a stock pond on it, and you are very close to all kinds of recreational amentities such as the Colorado River and all the gold courses in the area. It would be recreational paradise so to speak! There is a small barn on it with a livestock water well that is 125 feet deep already there for your custom home ranchette close into town. The property has a perfect square shape to it, and the views off of the SW part of it are tremendous. No restrictions on the property currently. There are lots of orchards and organic farms in the area and tree farms. This area of the county has been known to always bring good value due to the area and the surrounding neighbors. Please bring your buyers asap. This one will not last long. Asking price is very close to the county appraised value. Not many small acreage ranchettes come available in this area and when they do they go fast.

The Traudt Ranch

This would be an ideal commuter ranch for someone looking to buy something in between Austin and San Antonio. Properties do not come available that often in this area. Ranch is 7 minutes from San Marcos Outlet Malls. House is older but nice originally built in the mid 90’s. There is a very large flood control lake on the ranch that is 5 acres in size and very deep and has very good fishing in it now. Behind the house you have 40-50 acres of solid woods and very high long range views that run the length of the ranch. Cottonwood Creek traverses the ranch in the back, and these are multiple other home sites in the back of the ranch. There is good deer and hog hunting and all of the minerals that seller has will convey. Good neighbors abound all around the ranch and this is a good area for building your dream custom home. There are two other smaller ponds other than main one by the house. The trees vary from Elm to Oak to even mesquite and cactus. The improvements around the house are nice(mainly barns and sheds) and there is a small foreman’s house as well close to the main house. Barns are in good working condition. It is in Ag. Valuation now with taxes running around $2275 a year. Horses and cows would do great on this place. The fields are filled with improved grasses and the percentage of open to wooded is around 70/30. Approx. 1100 feet of frontage in front of the ranch on FM 3353. There are two water sources with a working water well at the house and also CC Water District serves the Farm to Market in front of the ranch with a 2 to 2.5 inch line with good capacity available now across the road and also there is a meter in place at the house now that is functional and working. Hwy. 123 runs between Sam Marcos and Seguin and it runs very close to this ranch via Hwy. 1979. Property sits between Toll 130 and IH 35 and you can see the Toll Road from this ranch. There is LCRA power at the ranch now and great panoramic views off of the back looking at the surrounding large neighbors. No existing survey. Survey cost would be negotiable with the deal. Various equipment and Bring your buyers quickly. This one will not last at this price. Seller are wanting to engage with a buyer with an offer.
